Agencija za pravni promet i posredovanje nekretninama (APN), u sklopu petog po redu natječaja zaprimila je 4651 zahtjev za subvencioniranje stambenih kredita, što je najviše do sad u jednom krugu prijava.
APN je zahtjeve, koje banke predaju u ime svojih klijenata, počeo zaprimati 28. rujna, a jučer, 19. listopada, bio je i zadnji dan za prijavu na natječaj.
Od ukupnog broja zaprimljenih zahtjeva dosad ih je obrađeno 1520, a od toga odobreno ih je 1300, za 218 zahtjeva zatražena je dopuna, jedan zahtjev je odbijen, dok je jedan podnositelj odustao.
Usporedbe radi, na prvom javnom pozivu, otvorenom u rujnu 2017. godine, zaprimljeno je 2399 zahtjeva, od čega ih je 2299 odobreno, godinu poslije pristiglo je 3033 zahtjeva, a odobreno ih je 2944, lani je predano 4260 zahtjeva za subvencije, a nju je naposljetku dobilo 4150 građana, dok je na natječaju u proljeće ove godine pristigao 3681 zahtjev, a odobreno ih je 3618.
Iz Ministarstva prostornog uređenja, graditeljstva i državne imovine ističu da je uz subvencije dosad više od 13 tisuća mladih obitelji osiguralo dom, a u tim je obiteljima rođeno više od 2000 djece.
"Ovo je još jedan pokazatelj da postoji i dalje velik interes mladih obitelji za ovom mjerom, te ćemo zbog toga nastojati osigurati potrebna sredstva kako bismo s njom mogli nastaviti i u 2021. godini“, istaknuo je resorni ministar Darko Horvat u izjavi koja se prenosi u priopćenju.
U do sada četiri provedena kruga prijava za subvencioniranje kredita, 8153 obitelji svoje stambeno pitanje riješilo je kupnjom stana, 3525 obitelji kupnjom kuće, a 1333 izgradnjom kuće.
Prosjek godina korisnika subvencije je 33, a prosječna mjesečna rata ili anuitet 385 eura, od koje mjesečna subvencija iznosi oko 130 eura. Prosječni iznos subvencioniranog kredita iznosi 69.500 eura ili 521.250 kuna, koji će korisnici otplaćivati u prosjeku 21 godinu.
Država je do sada za subvencije uplatila više od 244 milijuna kuna, navode iz Ministarstva.
Efektivne kamatne stope banaka od 2,12 posto do 3,50 posto
APN je u prvoj polovici rujna sklopio ugovore s 14 banaka o davanju subvencioniranih stambenih kredita, pri čemu se najviše efektivne kamatne stope koje su banke ponudile kreću od 2,12 posto do 3,50 posto.
Po već ranije poznatim uvjetima, zahtjev za subvencioniranje stambenog kredita mogu podnijeti svi mlađi od 45 godina koji u svom vlasništvu nemaju stan ili kuću. Subvencioniranje kredita odobravat će se za kupnju stana ili kuće, odnosno gradnju kuće, i to do najviše 1500 eura po četvornom metru odnosno do najvišeg iznosa kredita od 100.000 eura u kunskoj protuvrijednosti.
Rok otplate kredita ne smije biti kraći od 15 godina.
Subvencioniranjem stambenih kredita mladima se subvencionira plaćanje dijela stambenog kredita u prvih pet godina otplate.
Za svako rođeno, odnosno usvojeno dijete u razdoblju subvencioniranja kredita, subvencija države produžuje za dodatne dvije godine. Izmjenama zakona iz lipnja prošle godine, omogućava se produženje subvencija za dodatnu godinu po svakom djetetu i za obitelji koje već imaju djecu. To znači da će za obitelj koja već ima dvoje djece subvencija umjesto pet trajati sedam godina.
Visina subvencije ovisi o indeksu razvijenosti mjesta na kojem se nekretnina kupuje, odnosno gradi, te se kreće od 30 do 51 posto iznosa rate kredita.

Agencija za pravni promet i posredovanje nekretninama (APN), u sklopu petog po redu natječaja zaprimila je 4651 zahtjev za subvencioniranje stambenih kredita, što je najviše do sad u jednom krugu prijava.
APN je zahtjeve, koje banke predaju u ime svojih klijenata, počeo zaprimati 28. rujna, a jučer, 19. listopada, bio je i zadnji dan za prijavu na natječaj.
Od ukupnog broja zaprimljenih zahtjeva dosad ih je obrađeno 1520, a od toga odobreno ih je 1300, za 218 zahtjeva zatražena je dopuna, jedan zahtjev je odbijen, dok je jedan podnositelj odustao.
Usporedbe radi, na prvom javnom pozivu, otvorenom u rujnu 2017. godine, zaprimljeno je 2399 zahtjeva, od čega ih je 2299 odobreno, godinu poslije pristiglo je 3033 zahtjeva, a odobreno ih je 2944, lani je predano 4260 zahtjeva za subvencije, a nju je naposljetku dobilo 4150 građana, dok je na natječaju u proljeće ove godine pristigao 3681 zahtjev, a odobreno ih je 3618.
Iz Ministarstva prostornog uređenja, graditeljstva i državne imovine ističu da je uz subvencije dosad više od 13 tisuća mladih obitelji osiguralo dom, a u tim je obiteljima rođeno više od 2000 djece.
"Ovo je još jedan pokazatelj da postoji i dalje velik interes mladih obitelji za ovom mjerom, te ćemo zbog toga nastojati osigurati potrebna sredstva kako bismo s njom mogli nastaviti i u 2021. godini“, istaknuo je resorni ministar Darko Horvat u izjavi koja se prenosi u priopćenju.
U do sada četiri provedena kruga prijava za subvencioniranje kredita, 8153 obitelji svoje stambeno pitanje riješilo je kupnjom stana, 3525 obitelji kupnjom kuće, a 1333 izgradnjom kuće.
Prosjek godina korisnika subvencije je 33, a prosječna mjesečna rata ili anuitet 385 eura, od koje mjesečna subvencija iznosi oko 130 eura. Prosječni iznos subvencioniranog kredita iznosi 69.500 eura ili 521.250 kuna, koji će korisnici otplaćivati u prosjeku 21 godinu.
Država je do sada za subvencije uplatila više od 244 milijuna kuna, navode iz Ministarstva.
Efektivne kamatne stope banaka od 2,12 posto do 3,50 posto
APN je u prvoj polovici rujna sklopio ugovore s 14 banaka o davanju subvencioniranih stambenih kredita, pri čemu se najviše efektivne kamatne stope koje su banke ponudile kreću od 2,12 posto do 3,50 posto.
Po već ranije poznatim uvjetima, zahtjev za subvencioniranje stambenog kredita mogu podnijeti svi mlađi od 45 godina koji u svom vlasništvu nemaju stan ili kuću. Subvencioniranje kredita odobravat će se za kupnju stana ili kuće, odnosno gradnju kuće, i to do najviše 1500 eura po četvornom metru odnosno do najvišeg iznosa kredita od 100.000 eura u kunskoj protuvrijednosti.
Rok otplate kredita ne smije biti kraći od 15 godina.
Subvencioniranjem stambenih kredita mladima se subvencionira plaćanje dijela stambenog kredita u prvih pet godina otplate.
Za svako rođeno, odnosno usvojeno dijete u razdoblju subvencioniranja kredita, subvencija države produžuje za dodatne dvije godine. Izmjenama zakona iz lipnja prošle godine, omogućava se produženje subvencija za dodatnu godinu po svakom djetetu i za obitelji koje već imaju djecu. To znači da će za obitelj koja već ima dvoje djece subvencija umjesto pet trajati sedam godina.
Visina subvencije ovisi o indeksu razvijenosti mjesta na kojem se nekretnina kupuje, odnosno gradi, te se kreće od 30 do 51 posto iznosa rate kredita.
