Domaće tržište nekretnina nedavno je bila glavna tema Vijeća za financijsku stabilnost, kojim je presjedao guverner HNB-a Boris Vujčić. Zaključeno je da su cijene stambenih nekretnina nastavile snažno rasti i u 2021., premda po nešto nižim stopama, pa je ukupan porast cijena u pet godina dosegnuo 40 posto, što je mnogo snažnije od rasta dohodaka. Sve to pogoršava već ionako slabu priuštivost kada je o kupnji stanova riječ, javlja tportal čiji su novinari razgovarali s Martinom Naletilić, licenciranom agenticom za nekretnine u agenciji Sky nekretnine. 

Otkrila je što možemo očekivati u 2022. godini. 

- Protekle godine Hrvati su sve više proces kupnje ili prodaje stana povjeravali licenciranim agentima za nekretnine te se, ako govorimo iz tog konteksta, sve više približavamo zapadnim tržištima, na kojima je to već uobičajena praksa. Licencirani agenti kao stručnjaci za kupoprodaju nekretnina posrednici su u tim važnim koracima vezanim uz prodaju ili kupnju stana te jamče sigurnost i brzu realizaciju cijelog kupoprodajnog procesa.

Kao što sam prethodno naglasila, tijekom 2022. godine možemo očekivati blag porast cijena nekretnina. Cijena kvadrata novogradnje u Zagrebu zapravo dolazi na razinu cijene kvadrata europskih gradova. Gentrifikacija je pojam koji će sve više biti aktualan slijedom nedavnih potresa, nastalih oštećenja na zgradama te otežane mogućnosti obnove. Taj se koncept odnosi na renovaciju starijih jeftinijih građevina (većinom stambenih zgrada) koje se pretvaraju u luksuzne građevine za pripadnike srednjeg sloja. Gentrifikacija posebno pogađa brzo urbanizirana područja, ali i produbljuje postojeće društvene razlike. Takav koncept vidljiv je primjerice i u nama susjednoj Sloveniji, u Ljubljani, kazala je. 

Sve smo bliže ulasku u eurozonu što će isto utjecati na cijene nekretnina. 

- Ekonomski stručnjaci smatraju da ulazak Hrvatske u eurozonu neće značajno utjecati na cijene nekretnina, no ulazak u Schengen mogao bi utjecati na tržište nekretnina u Istri, na Kvarneru te cijelom obalnom području Hrvatske. Ulazak RH u eurozonu, uz povećanje transporta i putovanja, dovest će i do povećanja direktnih stranih investicija. Pozitivan utjecaj ulaska u eurozonu može se dogoditi na tržištu poslovnih nekretnina te možemo očekivati nastavak trenda porasta interesa za logističkim i poslovnim uredskim nekretninama, rekla je. 

Odgovorila je i na pitanje na što treba obratiti pažnju prilikom kupnje. 

- Prije svega, svakako je potrebno obratiti pozornost na kvalitetu izgradnje, omjer cijene i kvalitete, zatim na mikrolokaciju, orijentaciju u odnosu na strane svijeta, tlocrt, jačinu buke u okruženju, zvučnu izolaciju, količinu svjetlosti u prostorijama i toplinsku izolaciju. To su neke od osnovnih odrednica, a svaki kupac naravno ima svoje osobne, dodatne kriterije koje će htjeti zadovoljiti prilikom kupnje nekretnine. Recentni potresi svakako su utjecali na činjenicu da kvaliteta i godina izgradnje, kao i otpornost građevine na potrese, postanu jedni od ključnih kriterija prilikom kupnje nekretnine, tvrdi.

Domaće tržište nekretnina nedavno je bila glavna tema Vijeća za financijsku stabilnost, kojim je presjedao guverner HNB-a Boris Vujčić. Zaključeno je da su cijene stambenih nekretnina nastavile snažno rasti i u 2021., premda po nešto nižim stopama, pa je ukupan porast cijena u pet godina dosegnuo 40 posto, što je mnogo snažnije od rasta dohodaka. Sve to pogoršava već ionako slabu priuštivost kada je o kupnji stanova riječ, javlja tportal čiji su novinari razgovarali s Martinom Naletilić, licenciranom agenticom za nekretnine u agenciji Sky nekretnine. 

Otkrila je što možemo očekivati u 2022. godini. 

- Protekle godine Hrvati su sve više proces kupnje ili prodaje stana povjeravali licenciranim agentima za nekretnine te se, ako govorimo iz tog konteksta, sve više približavamo zapadnim tržištima, na kojima je to već uobičajena praksa. Licencirani agenti kao stručnjaci za kupoprodaju nekretnina posrednici su u tim važnim koracima vezanim uz prodaju ili kupnju stana te jamče sigurnost i brzu realizaciju cijelog kupoprodajnog procesa.

Kao što sam prethodno naglasila, tijekom 2022. godine možemo očekivati blag porast cijena nekretnina. Cijena kvadrata novogradnje u Zagrebu zapravo dolazi na razinu cijene kvadrata europskih gradova. Gentrifikacija je pojam koji će sve više biti aktualan slijedom nedavnih potresa, nastalih oštećenja na zgradama te otežane mogućnosti obnove. Taj se koncept odnosi na renovaciju starijih jeftinijih građevina (većinom stambenih zgrada) koje se pretvaraju u luksuzne građevine za pripadnike srednjeg sloja. Gentrifikacija posebno pogađa brzo urbanizirana područja, ali i produbljuje postojeće društvene razlike. Takav koncept vidljiv je primjerice i u nama susjednoj Sloveniji, u Ljubljani, kazala je. 

Sve smo bliže ulasku u eurozonu što će isto utjecati na cijene nekretnina. 

- Ekonomski stručnjaci smatraju da ulazak Hrvatske u eurozonu neće značajno utjecati na cijene nekretnina, no ulazak u Schengen mogao bi utjecati na tržište nekretnina u Istri, na Kvarneru te cijelom obalnom području Hrvatske. Ulazak RH u eurozonu, uz povećanje transporta i putovanja, dovest će i do povećanja direktnih stranih investicija. Pozitivan utjecaj ulaska u eurozonu može se dogoditi na tržištu poslovnih nekretnina te možemo očekivati nastavak trenda porasta interesa za logističkim i poslovnim uredskim nekretninama, rekla je. 

Odgovorila je i na pitanje na što treba obratiti pažnju prilikom kupnje. 

- Prije svega, svakako je potrebno obratiti pozornost na kvalitetu izgradnje, omjer cijene i kvalitete, zatim na mikrolokaciju, orijentaciju u odnosu na strane svijeta, tlocrt, jačinu buke u okruženju, zvučnu izolaciju, količinu svjetlosti u prostorijama i toplinsku izolaciju. To su neke od osnovnih odrednica, a svaki kupac naravno ima svoje osobne, dodatne kriterije koje će htjeti zadovoljiti prilikom kupnje nekretnine. Recentni potresi svakako su utjecali na činjenicu da kvaliteta i godina izgradnje, kao i otpornost građevine na potrese, postanu jedni od ključnih kriterija prilikom kupnje nekretnine, tvrdi.

Domaće tržište nekretnina nedavno je bila glavna tema Vijeća za financijsku stabilnost, kojim je presjedao guverner HNB-a Boris Vujčić. Zaključeno je da su cijene stambenih nekretnina nastavile snažno rasti i u 2021., premda po nešto nižim stopama, pa je ukupan porast cijena u pet godina dosegnuo 40 posto, što je mnogo snažnije od rasta dohodaka. Sve to pogoršava već ionako slabu priuštivost kada je o kupnji stanova riječ, javlja tportal čiji su novinari razgovarali s Martinom Naletilić, licenciranom agenticom za nekretnine u agenciji Sky nekretnine. 

Otkrila je što možemo očekivati u 2022. godini.
