Unatoč deficitu stanova u Splitu, sve je više kupaca iz Amerike zainteresiranih za nekretnine na obali. Očekivanja na obali ove godine slična su onima od lani, a predviđa se da bi cijene nekretnina trebale ostati iste jer su već dosegnule plafon.

Ipak nekih vrsta kronično manjka, piše Jutarnji list.

Prošle je godine tržište na obali bilo vrlo živo. S Jasminkom Biliškov, vlasnicom agencije Biliškov Nekretnine iz Splita koja je dobro upućena ponajprije u stanje u Dalmaciji, Jutarnji je razgovarao o prošloj godini, koja je bila neočekivano uspješna za većinu agencija, te o predviđanjima za 2022.

 - S obzirom na sve to što nas prati posljednjih godina, situacija na tržištu nekretnina bila je dobra u Dalmaciji, odnosno na cijeloj obali, kao i u Zagrebu i ostalim dijelovima Hrvatske. Situacija je bila takva da je općenito potražnja bila veća od ponude. To se može pripisati povoljnim stambenim kreditima, subvencijama za mlade i tome što se ne štedi u bankama nego radije u nekretninama. Od stranaca, u Dalmaciji je najviše kupaca bilo iz Češke, Poljske, Slovačke, Njemačke i Austrije te nešto iz Skandinavije - govori Jasminka Biliškov.

STRANI KUPCI

Državljani Češke, Poljske i Slovačke najviše su kupovali vile za odmor, neki i ekskluzivne, i to, kako kaže Biliškov, koje planiraju koristiti samo za sebe, a dio kupaca, pak, mjesec dana za sebe, a ostatak sezone daju u turistički najam. Bilo je i kupaca iz dijaspore. Također ih je bilo iz Rusije i Ukrajine, ali manje nego prijašnjih godina.

- Otkad su uvedene direktne linije s Amerikom iz Dubrovnika te su ukinute vize i odnosi su se poboljšali, i iz SAD-a ima više kupaca, među kojima i onih koji su rodom odavde - dodaje Biliškov.

Ove godine očekuje sličnu situaciju, barem što se cijena tiče, jer su, smatra Biliškov, one već narasle "do plafona". Tu može biti izuzetaka tek kod rijetkih novogradnji na top-lokacijama, ali uglavnom je zasad cijena takva kakva jest.

Na pitanje ima li nekih vrsta nekretnina koje su lani bile hit, odnosno što se traži odgovara:

„Prvi red do mora ima svoju cijenu, ali imamo sve više upita kupaca za kuće koje su nekoliko kilometara od obale, imaju vrhunski pogled i bazen. To može biti u zaleđu Trogira, Kaštela, Omiša, Makarske, u okolici Splita i Šibenika“ odgovara.

Ipak, na tržištu najviše nedostaje stanova od 50 do 70 četvornih metara, i to svuda na obali. Na pitanje Jutarnjeg zašto je tako i zašto ih se ne gradi, kaže:

„U Splitu je to do odredbi planova koji propisuju za svaki novi stan jedno osigurano parkirno mjesto, pa i više ako su veći stanovi, plus određeni dio zelenila. To, naravno, nije loše, ali se investitorima ne isplati jer su zemljišta skupa, a parkirališna mjesta imaju manju cijenu. Sve to povisuje cijenu gradnje, što mnogima nije prihvatljivo“.

Od mjesta na obali gdje je još moguće dobro ulaganje s obzirom na cijene nekretnina, smatra i dalje Šibenik i Kaštela. Ostali gradovi u Dalmaciji, poput Zadra, Splita, Makarske i Dubrovnika, već imaju vrlo visoke cijene kvalitetnih nekretnina.​

Unatoč deficitu stanova u Splitu, sve je više kupaca iz Amerike zainteresiranih za nekretnine na obali. Očekivanja na obali ove godine slična su onima od lani, a predviđa se da bi cijene nekretnina trebale ostati iste jer su već dosegnule plafon.

Ipak nekih vrsta kronično manjka, piše Jutarnji list.

Prošle je godine tržište na obali bilo vrlo živo. S Jasminkom Biliškov, vlasnicom agencije Biliškov Nekretnine iz Splita koja je dobro upućena ponajprije u stanje u Dalmaciji, Jutarnji je razgovarao o prošloj godini, koja je bila neočekivano uspješna za većinu agencija, te o predviđanjima za 2022.

 - S obzirom na sve to što nas prati posljednjih godina, situacija na tržištu nekretnina bila je dobra u Dalmaciji, odnosno na cijeloj obali, kao i u Zagrebu i ostalim dijelovima Hrvatske. Situacija je bila takva da je općenito potražnja bila veća od ponude. To se može pripisati povoljnim stambenim kreditima, subvencijama za mlade i tome što se ne štedi u bankama nego radije u nekretninama. Od stranaca, u Dalmaciji je najviše kupaca bilo iz Češke, Poljske, Slovačke, Njemačke i Austrije te nešto iz Skandinavije - govori Jasminka Biliškov.

STRANI KUPCI

Državljani Češke, Poljske i Slovačke najviše su kupovali vile za odmor, neki i ekskluzivne, i to, kako kaže Biliškov, koje planiraju koristiti samo za sebe, a dio kupaca, pak, mjesec dana za sebe, a ostatak sezone daju u turistički najam. Bilo je i kupaca iz dijaspore. Također ih je bilo iz Rusije i Ukrajine, ali manje nego prijašnjih godina.

- Otkad su uvedene direktne linije s Amerikom iz Dubrovnika te su ukinute vize i odnosi su se poboljšali, i iz SAD-a ima više kupaca, među kojima i onih koji su rodom odavde - dodaje Biliškov.

Ove godine očekuje sličnu situaciju, barem što se cijena tiče, jer su, smatra Biliškov, one već narasle "do plafona". Tu može biti izuzetaka tek kod rijetkih novogradnji na top-lokacijama, ali uglavnom je zasad cijena takva kakva jest.

Na pitanje ima li nekih vrsta nekretnina koje su lani bile hit, odnosno što se traži odgovara:

„Prvi red do mora ima svoju cijenu, ali imamo sve više upita kupaca za kuće koje su nekoliko kilometara od obale, imaju vrhunski pogled i bazen. To može biti u zaleđu Trogira, Kaštela, Omiša, Makarske, u okolici Splita i Šibenika“ odgovara.

Ipak, na tržištu najviše nedostaje stanova od 50 do 70 četvornih metara, i to svuda na obali. Na pitanje Jutarnjeg zašto je tako i zašto ih se ne gradi, kaže:

„U Splitu je to do odredbi planova koji propisuju za svaki novi stan jedno osigurano parkirno mjesto, pa i više ako su veći stanovi, plus određeni dio zelenila. To, naravno, nije loše, ali se investitorima ne isplati jer su zemljišta skupa, a parkirališna mjesta imaju manju cijenu. Sve to povisuje cijenu gradnje, što mnogima nije prihvatljivo“.

Od mjesta na obali gdje je još moguće dobro ulaganje s obzirom na cijene nekretnina, smatra i dalje Šibenik i Kaštela. Ostali gradovi u Dalmaciji, poput Zadra, Splita, Makarske i Dubrovnika, već imaju vrlo visoke cijene kvalitetnih nekretnina.​
