Mijenja se lice Splita, pa u nekada isključivo industrijskoj zoni, na Brodarici, nedaleko od do istočnog ulaza u škver uskoro ćemo imati hotel.

Naime, zgrada u kojoj je desetljećima djelovao Obrtnički dom i zanatska zadruga "Privrednik", a pravo na imovinu je polagalo i Udruženje obrtnika Split, planira se rekonstruirati za turističku namjenu. Vlasnik nekretnina na Putu Supavla 39 je krajem 2019. godine poslata tvrtka "Manas", široj javnosti poznata po uređenju hotela "Cornaro" u nekadašnjim objektima Studentskog centra, a zatim i stare Pošte u središtu grada.

Kako doznajemo, gradskoj upravi je prije desetak dana podnesen zahtjev za izdavanje građevinske dozvole za "rekonstrukciju građevine ugostiteljsko-turističke namjene" koja trenutno zauzima površinu od 647 četvornih metara, ali joj pripada i veći dio okolnog zemljišta i dvorišnih objekata na više od 2000 kvadrata. U stražnjem dvorištu glavne zgrade već su vidljivi bageri koji raščišćavaju teren, a radnici su već i u objektu.

Kompanija "Manas" u vlasništvu obitelji Radović preuzela je spomenutu imovinu od tvrtke "Privrednik Stanogradnja" u stečaju, i to temeljem ovršne isprave i zaključka o predaji nekretnine od 5. studenog 2019. godine.

Pooduzeće "Privrednik Stanogradnja" osnovano je 30. srpnja 2009. godine sa sjedištem u nekadašnjem Obrtničkom domu, a u poslovanju mu se "pridružila" i tvrtka "Živaljić-Gradnja", iza koje stoji istoimena građevinarska obitelj. No, već 2. srpnja 2012. tražilo se utvrđivanje vrijednosti objekta i zemljišta na ključnoj parceli uz Put Supavla radi prodaje i namirenja obveza prema banci "Popolare Croatia" koja je još od 2008. godine imala upisanu hipoteku radi osiguranja potraživanja od 1,91 milijun eura. No, to nije bila jedini "teret" na zgradi i pripadajućem terenu, jer se na taj način 2011. osigurala i Credo banka zbog potraživanja 1,35 milijuna eura i 6 milijuna kuna od "Privrednik stanogradnje".

Kako se može iščitati iz dostupne dokumentacije, 18. svibnja 2016. godine otvoren je predstečajni postupak nad spomenutom tvrtkom, a tijekom 2019. je sklopljena i predstečajna nagodba. No, to nije značilo i spas "Privrednika stanogradnje", jer je 16. rujna prošle godine otvoren stečaj, a upraviteljem je imenovan Josip Hrga.

U međuvremenu je Općinski sud donio rješenje o ovrsi u korist tvrtke "Manas", koja je, kako smo već naveli, 5. studenoga 2019. godine, preuzela vlasništvo nad nekretninama. To je bio ključni znak toj kompaniji da započne ishodovanje dokumentacije za izgradnju hotela, pa su, kako je vidljivo na terenu, zakupci dvorišnih prostora već obavijestili svoje klijente da se sele na nove lokacije.

Očito je da će taj dio Splita u budućnosti biti i novo turističko središte, koliko god ga većina građana još uvijek, dijelom i s nostalgijom, prvenstveno doživljavala kao industrijsku zonu. Uz trgovački centar "Joker" i hotel "Atrium" u srcu Brodarice, nekada prepoznatljive po "Diokomovu" tvorničkom kompleksu, te hotele "As" i "Mondo" u Kopilici, novo "Manasovo" ulaganje dodatno će izmijeniti sliku kvarta, tim više što Generalni urbanistički plan (GUP) za širi prostor Obrtničkog doma predviđa - poslovnu namjenu.

Nekada samo mjesto za odlazak na posao, najvjerojatnije će uskoro biti prostor za boravak i "spavaonice" za turiste i poslovnjake. Još ako "prođu" planovi za izmjene GUP-a, gdje bi i sportsko-rekreacijska zona na Parku mladeži sutra dobila mogućnost i za hotelsko-ugostiteljske sadržaje, ovaj dio Splita dobit će dodatnu dimenziju.

Carstvo Radovića: Od IT biznisa do unosne stanogradnje

Priča o Radovićima i njihovoj tvrtki "Manas" seže još u devedesete godine, a 1997. im je glavni biznis postala IT-industrija. Slijedi zatim ulaganje u hotele i stanogradnju. Osim "Cornara" u centru Splita, prije dvije godine su kupili i veliko zemljište, te ruševnu zgradu nekadašnjeg Zeničkog odmarališta u Kaštel Starom, u prvom redu do mora, dok su propašću "Privrednik stanogradnje" stekli i polovinu velike parcele na predjelu Duje, sa sjeverne strane željezničkog kolodvora u Kopilici. Stambene zgrade s njihovim potpisom su na Kili, Kmanu, Žnjanu, Brdima... Potonji kvart je i druga adresa tvrtke (uz ured u Barakovićevoj ulici) i to u Sarajevskoj ulici, gdje su uredi njihovih programera.

Mijenja se lice Splita, pa u nekada isključivo industrijskoj zoni, na Brodarici, nedaleko od do istočnog ulaza u škver uskoro ćemo imati hotel.

Naime, zgrada u kojoj je desetljećima djelovao Obrtnički dom i zanatska zadruga "Privrednik", a pravo na imovinu je polagalo i Udruženje obrtnika Split, planira se rekonstruirati za turističku namjenu. Vlasnik nekretnina na Putu Supavla 39 je krajem 2019. godine poslata tvrtka "Manas", široj javnosti poznata po uređenju hotela "Cornaro" u nekadašnjim objektima Studentskog centra, a zatim i stare Pošte u središtu grada.

Kako doznajemo, gradskoj upravi je prije desetak dana podnesen zahtjev za izdavanje građevinske dozvole za "rekonstrukciju građevine ugostiteljsko-turističke namjene" koja trenutno zauzima površinu od 647 četvornih metara, ali joj pripada i veći dio okolnog zemljišta i dvorišnih objekata na više od 2000 kvadrata. U stražnjem dvorištu glavne zgrade već su vidljivi bageri koji raščišćavaju teren, a radnici su već i u objektu.

Kompanija "Manas" u vlasništvu obitelji Radović preuzela je spomenutu imovinu od tvrtke "Privrednik Stanogradnja" u stečaju, i to temeljem ovršne isprave i zaključka o predaji nekretnine od 5. studenog 2019. godine.

Pooduzeće "Privrednik Stanogradnja" osnovano je 30. srpnja 2009. godine sa sjedištem u nekadašnjem Obrtničkom domu, a u poslovanju mu se "pridružila" i tvrtka "Živaljić-Gradnja", iza koje stoji istoimena građevinarska obitelj. No, već 2. srpnja 2012. tražilo se utvrđivanje vrijednosti objekta i zemljišta na ključnoj parceli uz Put Supavla radi prodaje i namirenja obveza prema banci "Popolare Croatia" koja je još od 2008. godine imala upisanu hipoteku radi osiguranja potraživanja od 1,91 milijun eura. No, to nije bila jedini "teret" na zgradi i pripadajućem terenu, jer se na taj način 2011. osigurala i Credo banka zbog potraživanja 1,35 milijuna eura i 6 milijuna kuna od "Privrednik stanogradnje".

Kako se može iščitati iz dostupne dokumentacije, 18. svibnja 2016. godine otvoren je predstečajni postupak nad spomenutom tvrtkom, a tijekom 2019. je sklopljena i predstečajna nagodba. No, to nije značilo i spas "Privrednika stanogradnje", jer je 16. rujna prošle godine otvoren stečaj, a upraviteljem je imenovan Josip Hrga.

U međuvremenu je Općinski sud donio rješenje o ovrsi u korist tvrtke "Manas", koja je, kako smo već naveli, 5. studenoga 2019. godine, preuzela vlasništvo nad nekretninama. To je bio ključni znak toj kompaniji da započne ishodovanje dokumentacije za izgradnju hotela, pa su, kako je vidljivo na terenu, zakupci dvorišnih prostora već obavijestili svoje klijente da se sele na nove lokacije.

Očito je da će taj dio Splita u budućnosti biti i novo turističko središte, koliko god ga većina građana još uvijek, dijelom i s nostalgijom, prvenstveno doživljavala kao industrijsku zonu. Uz trgovački centar "Joker" i hotel "Atrium" u srcu Brodarice, nekada prepoznatljive po "Diokomovu" tvorničkom kompleksu, te hotele "As" i "Mondo" u Kopilici, novo "Manasovo" ulaganje dodatno će izmijeniti sliku kvarta, tim više što Generalni urbanistički plan (GUP) za širi prostor Obrtničkog doma predviđa - poslovnu namjenu.

Nekada samo mjesto za odlazak na posao, najvjerojatnije će uskoro biti prostor za boravak i "spavaonice" za turiste i poslovnjake. Još ako "prođu" planovi za izmjene GUP-a, gdje bi i sportsko-rekreacijska zona na Parku mladeži sutra dobila mogućnost i za hotelsko-ugostiteljske sadržaje, ovaj dio Splita dobit će dodatnu dimenziju.

Carstvo Radovića: Od IT biznisa do unosne stanogradnje

Priča o Radovićima i njihovoj tvrtki "Manas" seže još u devedesete godine, a 1997. im je glavni biznis postala IT-industrija. Slijedi zatim ulaganje u hotele i stanogradnju. Osim "Cornara" u centru Splita, prije dvije godine su kupili i veliko zemljište, te ruševnu zgradu nekadašnjeg Zeničkog odmarališta u Kaštel Starom, u prvom redu do mora, dok su propašću "Privrednik stanogradnje" stekli i polovinu velike parcele na predjelu Duje, sa sjeverne strane željezničkog kolodvora u Kopilici. Stambene zgrade s njihovim potpisom su na Kili, Kmanu, Žnjanu, Brdima... Potonji kvart je i druga adresa tvrtke (uz ured u Barakovićevoj ulici) i to u Sarajevskoj ulici, gdje su uredi njihovih programera.
