Split je treći najskuplji grad u Europi po cijenama nekretnina u odnosu na visinu prihoda - barem prema stranici Numbeo koja se predstavlja kao najveća svjetska baza podataka o životnim troškovima, kao i o kvaliteti života, piše Index.

Naime, omjer cijene nekretnina i prosječnih prihoda u Splitu iznosi visokih 20.3, prema izračunu stranice Numbeo koju je osnovao Mladen Adamović, bivši softverski inženjer Googlea iz Srbije.

Split se tako na ovoj ljestvici nalazi iza Moskve (omjer 21.12), koja je na prvom mjestu, i Pariza (20.97), a ispred Beograda (19.77), Vladivostoka (18.63), Gdanjska (18.31), Praga (17.97) i Milana (17.85).

Štoviše, Hrvatska ima čak dva grada među 20 najskupljih - Zadar je na 13. mjestu, s omjerom 16.41, ispred Sankt Petersburga (16.34) i Münchena (16.27). Zanimljivo je da je London, koji ima reputaciju grada s nepodnošljivo visokim cijenama stanovanja, tek na 20. mjestu, s omjerom od 15.65.

Zagreb je dosta niže od dva najveća dalmatinska grada - gdje je cijena tako visoka prvenstveno zahvaljujući turizmu - ali opet prilično visoko, na 33. mjestu od ukupno 192 veća europska grada koja se nalaze na ovoj ljestvici. S omjerom od 13.47, Zagreb se nalazi ispred Skoplja (13.46), Madrida (13.37) i Ljubljane (13.35).

U Splitu, prema podacima ove specijalizirane stranice, cijena kvadrata stana u centru grada u prosjeku iznosi 25.403 kn, a van centra grada 18.694 kn. Najam jednosobnog stana u centru grada u prosjeku iznosi 3220 kn, a van centra 2803 kn.

U Zagrebu je pak prosječna cijena kvadrata stana u centru grada 21.765 kn, a van centra 14.791 kn. Cijena najma jednosobnog stana u prosjeku iznosi 3625 kn, a van centra 2762 kn.

S druge strane, prema podacima Državnog zavoda za statistiku (DZS), prosječna cijena četvornog metra novog stana na prodaju u Zagrebu iznosila je 4.125 kn u drugoj polovici 2020., ne računajući programe društveno poticane stanogradnje (POS).

Naravno, Split je relativno skuplji od Zagreba i zbog drastične razlike u prosječnoj neto plaći. Dok ona u Zagrebu iznosi 6947 kn, u Splitu iznosi 5395 kn - dakle, 1552 kn manje, prema podacima s Numbea. Također, dok prosječna fiksna kamatna stopa na kredit s hipotekom na 20 godina u Splitu iznosi 4.54 posto, u Zagrebu ona iznosi 3.37 posto.

Podsjetimo, cijene nekretnina i dalje rastu u Hrvatskoj, posebice u Zagrebu i na obali, unatoč pandemiji, korona-krizi koja je izazvala rekordan pad BDP-a i potresima u Zagrebu i Baniji. U Zagrebu se tako cijena kvadratnog metra stana kreće od dvije pa sve do pet tisuća eura. U Splitu pak cijena kvadrata stana ide i do 6-7 tisuća eura.

"Imamo čak i od 6 do 7 tisuća eura po kvadratu. Limit je odavno prošao granicu razumnih cijena, ali dok ima kupaca, cijene ne padaju. Da imamo stagnaciju prodaje onda bi te cijene padale", rekla je Meri Vulić, splitska agentica za nekretnina, u siječnju za HRT, a prenosi Index.

Split je treći najskuplji grad u Europi po cijenama nekretnina u odnosu na visinu prihoda - barem prema stranici Numbeo koja se predstavlja kao najveća svjetska baza podataka o životnim troškovima, kao i o kvaliteti života, piše Index.

Naime, omjer cijene nekretnina i prosječnih prihoda u Splitu iznosi visokih 20.3, prema izračunu stranice Numbeo koju je osnovao Mladen Adamović, bivši softverski inženjer Googlea iz Srbije.

Split se tako na ovoj ljestvici nalazi iza Moskve (omjer 21.12), koja je na prvom mjestu, i Pariza (20.97), a ispred Beograda (19.77), Vladivostoka (18.63), Gdanjska (18.31), Praga (17.97) i Milana (17.85).

Štoviše, Hrvatska ima čak dva grada među 20 najskupljih - Zadar je na 13. mjestu, s omjerom 16.41, ispred Sankt Petersburga (16.34) i Münchena (16.27). Zanimljivo je da je London, koji ima reputaciju grada s nepodnošljivo visokim cijenama stanovanja, tek na 20. mjestu, s omjerom od 15.65.

Zagreb je dosta niže od dva najveća dalmatinska grada - gdje je cijena tako visoka prvenstveno zahvaljujući turizmu - ali opet prilično visoko, na 33. mjestu od ukupno 192 veća europska grada koja se nalaze na ovoj ljestvici. S omjerom od 13.47, Zagreb se nalazi ispred Skoplja (13.46), Madrida (13.37) i Ljubljane (13.35).

U Splitu, prema podacima ove specijalizirane stranice, cijena kvadrata stana u centru grada u prosjeku iznosi 25.403 kn, a van centra grada 18.694 kn. Najam jednosobnog stana u centru grada u prosjeku iznosi 3220 kn, a van centra 2803 kn.

U Zagrebu je pak prosječna cijena kvadrata stana u centru grada 21.765 kn, a van centra 14.791 kn. Cijena najma jednosobnog stana u prosjeku iznosi 3625 kn, a van centra 2762 kn.

S druge strane, prema podacima Državnog zavoda za statistiku (DZS), prosječna cijena četvornog metra novog stana na prodaju u Zagrebu iznosila je 4.125 kn u drugoj polovici 2020., ne računajući programe društveno poticane stanogradnje (POS).

Naravno, Split je relativno skuplji od Zagreba i zbog drastične razlike u prosječnoj neto plaći. Dok ona u Zagrebu iznosi 6947 kn, u Splitu iznosi 5395 kn - dakle, 1552 kn manje, prema podacima s Numbea. Također, dok prosječna fiksna kamatna stopa na kredit s hipotekom na 20 godina u Splitu iznosi 4.54 posto, u Zagrebu ona iznosi 3.37 posto.

Podsjetimo, cijene nekretnina i dalje rastu u Hrvatskoj, posebice u Zagrebu i na obali, unatoč pandemiji, korona-krizi koja je izazvala rekordan pad BDP-a i potresima u Zagrebu i Baniji. U Zagrebu se tako cijena kvadratnog metra stana kreće od dvije pa sve do pet tisuća eura. U Splitu pak cijena kvadrata stana ide i do 6-7 tisuća eura.

"Imamo čak i od 6 do 7 tisuća eura po kvadratu. Limit je odavno prošao granicu razumnih cijena, ali dok ima kupaca, cijene ne padaju. Da imamo stagnaciju prodaje onda bi te cijene padale", rekla je Meri Vulić, splitska agentica za nekretnina, u siječnju za HRT, a prenosi Index.

Split je treći najskuplji grad u Europi kad se gleda omjer cijena nekretnina i prosječnih prihoda. Skuplji su samo Moskva i Pariz

Split je treći najskuplji grad u Europi po cijenama nekretnina u odnosu na visinu prihoda - barem prema stranici Numbeo koja se predstavlja kao najveća svjetska baza podataka o životnim troškovima, kao i o kvaliteti života, piše Index.

Naime, omjer cijene nekretnina i prosječnih prihoda u Splitu iznosi visokih 20.3, prema izračunu stranice Numbeo koju je osnovao Mladen Adamović, bivši softverski inženjer Googlea iz Srbije.

Split se tako na ovoj ljestvici nalazi iza Moskve (omjer 21.12), koja je na prvom mjestu, i Pariza (20.97), a ispred Beograda (19.77), Vladivostoka (18.63), Gdanjska (18.31), Praga (17.97) i Milana (17.85).

Štoviše, Hrvatska ima čak dva grada među 20 najskupljih - Zadar je na 13. mjestu, s omjerom 16.41, ispred Sankt Petersburga (16.34) i Münchena...
