Promjena namjene iz poslovne u stambeno-poslovnu zonu i povećanje katnosti za parcelu koja se nalazi na adresi Ulica 7. domobranske pukovnije, glavni su zahtjevi "CIAK grupe" koja je u Gradskoj vijećnici u Zadru zainteresiranoj javnosti predstavila zašto traže izmjene detaljnog plana uređenja (DPU) za područje Mjesnog odbora Jazine II (uz Put Murvice).

Vlasnik zemljišta je tvrtka "Lerent", dok bi investitor ovog projekta bila kompanija "Dilabor". Obje su u stopostonom vlasništvu Ivana Leke, čelnog čovjeka zagrebačke "CIAK grupe" koja se bavi distribucijom opreme za vozila i autodijelova, po čemu je među liderima na tržištu Hrvatske, ali i bivše Jugoslavije. Izmjene DPU-a predstavio je Stjepan Ljatifi, direktor financija "CIAK grupe".

Trenutno se na prostoru obuhvaćenim prijedlogom izmjena nalaze tri objekta, jedna zgrada s podzemnom garažom, prizemljem i dvjema etažama, druga zgrada s prizemljem i šest etaža te skladište površine 610 kvadrata. Upravo bi na prostoru skladišta, ako bi Gradsko vijeće izglasalo izmjene DPU-a, trebalo nići novo zdanje zagrebačke kompanije.

Prema postojećem DPU-u tu je predviđen objekt s podzemnom garažom, prizemljem i dvjema etažama, a trenutno se nalazi u zoni K koja označava poslovnu namjenu. Izglasavanjem izmjena povećala bi se katnost i promijenila namjena nekretnine.

- Namjera investitora je izgradnja dodatnog stambeno-poslovnog objekta na mjestu predviđenom DPU-om i u tlocrtnim gabaritima predviđenim planom koji iznose 325 četvornih metara. Planirani objekt bruto površine 3800 kvadrata bio bi iste visine kao i zgrade u okruženju.

Prizemlje, prvi i drugi kat namijenjeni su poslovnim prostorima, ukupne površine od 900 kvadrata, dok su etaže od trećeg do šestog kata stambeni prostori gdje bi se smjestilo 20 stanova, pojedinačne površine od 50 do 60 kvadrata. Kada je u pitanju smještaj vozila, izgradilo bi se vanjsko parkiralište, ali i podzemna garaža s dvije razine za 50 vozila - istaknuo je Ljatifi i dodao kako je procijenjena vrijednost investicije 6,5 milijuna eura, no kako bi vrlo lako, s obzirom na promjene, na tržištu mogla dosegnuti i 8 milijuna eura.

Ljatifi je kao benefite planirane investicije za Grad istaknuo povećanje prihoda kroz komunalnu naknadu i druga davanja, potencijalno otvaranje novih radnih mjesta, rješenje stambenog pitanja za 20 obitelji, moderno urbanističko rješenje u tom dijelu grada te povećanje zelenih površina u odnosu na postojeće stanje.

Javnoj prezentaciji nazočili su i predsjednik Gradskog vijeća Marko Vučetić, Bruno Milin (HDZ), nezavisni Enio Meštrović i Adela Frank te Daniel Radeta (SDP).

Radetu je zanimalo koliki je planirani postotak izgrađenosti u odnosu na veličinu čestice, dok je Meštrović izrazio zabrinutost zbog zelenih površina.

- Čekamo izmjene i dopune Prostornog plana u kojima bi se zelene površine trebale povećati na trećinu čestice, a za projekte ovog tipa tražimo i do 40 posto zelenih površina. Ako već idete četiri kata u visinu, treba nešto i vratiti gradu. Koliko bi bio postotak zelenih površina prema novom projektu - pitao je Meštrović.

Ljatifi je na Radetino pitanje odgovorio kako planirani postotak izgrađenosti u odnosu na veličinu parcele iznosi 42 posto, dok na Meštrovićevo pitanje nisu imali potreban odgovor pa su rekli kako će ga poslati pismeno.

Meštrović je istaknuo i kako bi zahtjevi investitora za izmjenama planova uvijek trebali biti predstavljani javnosti na ovaj način.

Promjena namjene iz poslovne u stambeno-poslovnu zonu i povećanje katnosti za parcelu koja se nalazi na adresi Ulica 7. domobranske pukovnije, glavni su zahtjevi "CIAK grupe" koja je u Gradskoj vijećnici u Zadru zainteresiranoj javnosti predstavila zašto traže izmjene detaljnog plana uređenja (DPU) za područje Mjesnog odbora Jazine II (uz Put Murvice).

Vlasnik zemljišta je tvrtka "Lerent", dok bi investitor ovog projekta bila kompanija "Dilabor". Obje su u stopostonom vlasništvu Ivana Leke, čelnog čovjeka zagrebačke "CIAK grupe" koja se bavi distribucijom opreme za vozila i autodijelova, po čemu je među liderima na tržištu Hrvatske, ali i bivše Jugoslavije. Izmjene DPU-a predstavio je Stjepan Ljatifi, direktor financija "CIAK grupe".

Trenutno se na prostoru obuhvaćenim prijedlogom izmjena nalaze tri objekta, jedna zgrada s podzemnom garažom, prizemljem i dvjema etažama, druga zgrada s prizemljem i šest etaža te skladište površine 610 kvadrata. Upravo bi na prostoru skladišta, ako bi Gradsko vijeće izglasalo izmjene DPU-a, trebalo nići novo zdanje zagrebačke kompanije.

Prema postojećem DPU-u tu je predviđen objekt s podzemnom garažom, prizemljem i dvjema etažama, a trenutno se nalazi u zoni K koja označava poslovnu namjenu. Izglasavanjem izmjena povećala bi se katnost i promijenila namjena nekretnine.

- Namjera investitora je izgradnja dodatnog stambeno-poslovnog objekta na mjestu predviđenom DPU-om i u tlocrtnim gabaritima predviđenim planom koji iznose 325 četvornih metara. Planirani objekt bruto površine 3800 kvadrata bio bi iste visine kao i zgrade u okruženju.

Prizemlje, prvi i drugi kat namijenjeni su poslovnim prostorima, ukupne površine od 900 kvadrata, dok su etaže od trećeg do šestog kata stambeni prostori gdje bi se smjestilo 20 stanova, pojedinačne površine od 50 do 60 kvadrata. Kada je u pitanju smještaj vozila, izgradilo bi se vanjsko parkiralište, ali i podzemna garaža s dvije razine za 50 vozila - istaknuo je Ljatifi i dodao kako je procijenjena vrijednost investicije 6,5 milijuna eura, no kako bi vrlo lako, s obzirom na promjene, na tržištu mogla dosegnuti i 8 milijuna eura.

Ljatifi je kao benefite planirane investicije za Grad istaknuo povećanje prihoda kroz komunalnu naknadu i druga davanja, potencijalno otvaranje novih radnih mjesta, rješenje stambenog pitanja za 20 obitelji, moderno urbanističko rješenje u tom dijelu grada te povećanje zelenih površina u odnosu na postojeće stanje.

Javnoj prezentaciji nazočili su i predsjednik Gradskog vijeća Marko Vučetić, Bruno Milin (HDZ), nezavisni Enio Meštrović i Adela Frank te Daniel Radeta (SDP).

Radetu je zanimalo koliki je planirani postotak izgrađenosti u odnosu na veličinu čestice, dok je Meštrović izrazio zabrinutost zbog zelenih površina.

- Čekamo izmjene i dopune Prostornog plana u kojima bi se zelene površine trebale povećati na trećinu čestice, a za projekte ovog tipa tražimo i do 40 posto zelenih površina. Ako već idete četiri kata u visinu, treba nešto i vratiti gradu. Koliko bi bio postotak zelenih površina prema novom projektu - pitao je Meštrović.

Ljatifi je na Radetino pitanje odgovorio kako planirani postotak izgrađenosti u odnosu na veličinu parcele iznosi 42 posto, dok na Meštrovićevo pitanje nisu imali potreban odgovor pa su rekli kako će ga poslati pismeno.

Meštrović je istaknuo i kako bi zahtjevi investitora za izmjenama planova uvijek trebali biti predstavljani javnosti na ovaj način.
