Cijene nekretnina divljaju, posebno u Zagrebu i Rijeci. Europska središnja banka najavila je rast kamata, a od Nove godine ulazimo u eurozonu. Ekonomski analitičar Damir Novotny predviđa što očekuje buduće kupce stanova i kuća. Poseban savjet ima za mlade koji čekaju nove APN-ove kredite.

Zakonom o subvencioniranju stambenih kredita APN-ovi krediti su omogućeni do kraja sljedeće godine. Mladi bračni parovi i svi oni koji ispunjavaju uvjete za subvencionirani kredit u očekivanju novog natječaja za kredite APN-a već pomalo prikupljaju potrebnu dokumentaciju i traže nekretninu koju si mogu priuštiti.

Cijene nekretnina odletjele su u nebo jer je potražnja velika, pogotovo kad je riječ o Zagrebu i Rijeci, navodi ekonomski analitičar Damir Novotny za Dnevnik.hr.

“Tržište stanova u nekoliko hrvatskih gradova je na vrhuncu i cijene su na vrhuncu. Potražnja za nekretninama je velika. Subvencija države je stvorila dodatnu potražnju. Istovremeno, ponuda stanova je slaba”, rekao je.

“Nepovoljna je situacija za bilo koji mladi bračni par ili mladog čovjeka. Sad je manja briga rast kamatnih stopa od one koliko su previsoke cijene stanova. Te cijene su napuhane bez temelja”, smatra Novotny.

“Savjetovao bih da potencijalni kupci stanova razmisle hoće li uopće sada kupiti stan ili neće jer su cijene nekretnina iznad realiteta”, dodao je. Navodi kako su cijene realnije u manjim gradovima.

Potražnja bi se trebala smiriti, ali…

Novotny smatra da je u ovom trendu ulazak u eurozonu imao negativan učinak – novac iz sive ekonomije pokušao se preliti u nekretnine pa je došlo do velike potražnje, a ponuda je bila slaba.

“No, ta potražnja za stanovima će se smiriti nakon ulaska u eurozonu. Stanovi se u pravilu moraju kupovati na dugoročne kredite, kamatne stope će biti umjerene i neće rasti u narednim godinama. Cijene stanova moraju početi padati već u narednih dvije do tri godine”, objasnio je.

Novotny smatra da se u ovom trenutku više isplati uzeti stan u zakup nego kupiti ga.

“Izrazito je nepovoljno sada kupovati stanove, rast kamatnih stopa neće utjecati na potražnju, nego suprotno”, kazao je.

“Moj okvirni savjet mladima i kupcima stanova je da se strpe, štede i skupljaju novac za učešće. Tko ne mora – neka se ne zalijeće u kupovinu stana”, zaključio je Novotny.

Cijene nekretnina divljaju, posebno u Zagrebu i Rijeci. Europska središnja banka najavila je rast kamata, a od Nove godine ulazimo u eurozonu. Ekonomski analitičar Damir Novotny predviđa što očekuje buduće kupce stanova i kuća. Poseban savjet ima za mlade koji čekaju nove APN-ove kredite.

Zakonom o subvencioniranju stambenih kredita APN-ovi krediti su omogućeni do kraja sljedeće godine. Mladi bračni parovi i svi oni koji ispunjavaju uvjete za subvencionirani kredit u očekivanju novog natječaja za kredite APN-a već pomalo prikupljaju potrebnu dokumentaciju i traže nekretninu koju si mogu priuštiti.

Cijene nekretnina odletjele su u nebo jer je potražnja velika, pogotovo kad je riječ o Zagrebu i Rijeci, navodi ekonomski analitičar Damir Novotny za Dnevnik.hr.

“Tržište stanova u nekoliko hrvatskih gradova je na vrhuncu i cijene su na vrhuncu. Potražnja za nekretninama je velika. Subvencija države je stvorila dodatnu potražnju. Istovremeno, ponuda stanova je slaba”, rekao je.

“Nepovoljna je situacija za bilo koji mladi bračni par ili mladog čovjeka. Sad je manja briga rast kamatnih stopa od one koliko su previsoke cijene stanova. Te cijene su napuhane bez temelja”, smatra Novotny.

“Savjetovao bih da potencijalni kupci stanova razmisle hoće li uopće sada kupiti stan ili neće jer su cijene nekretnina iznad realiteta”, dodao je. Navodi kako su cijene realnije u manjim gradovima.

Potražnja bi se trebala smiriti, ali…

Novotny smatra da je u ovom trendu ulazak u eurozonu imao negativan učinak – novac iz sive ekonomije pokušao se preliti u nekretnine pa je došlo do velike potražnje, a ponuda je bila slaba.

“No, ta potražnja za stanovima će se smiriti nakon ulaska u eurozonu. Stanovi se u pravilu moraju kupovati na dugoročne kredite, kamatne stope će biti umjerene i neće rasti u narednim godinama. Cijene stanova moraju početi padati već u narednih dvije do tri godine”, objasnio je.

Novotny smatra da se u ovom trenutku više isplati uzeti stan u zakup nego kupiti ga.

“Izrazito je nepovoljno sada kupovati stanove, rast kamatnih stopa neće utjecati na potražnju, nego suprotno”, kazao je.

“Moj okvirni savjet mladima i kupcima stanova je da se strpe, štede i skupljaju novac za učešće. Tko ne mora – neka se ne zalijeće u kupovinu stana”, zaključio je Novotny.

“Cijene nekretnina napuhane bez temelja, razmislite hoćete li sad kupiti”

Cijene nekretnina divljaju, posebno u Zagrebu i Rijeci. Europska središnja banka najavila je rast kamata, a od Nove godine ulazimo u eurozonu. Ekonomski analitičar Damir Novotny predviđa što očekuje buduće kupce stanova i kuća. Poseban savjet ima za mlade koji čekaju nove APN-ove kredite.

Zakonom o subvencioniranju stambenih kredita APN-ovi krediti su omogućeni do kraja sljedeće godine. Mladi bračni parovi i svi oni koji ispunjavaju uvjete za subvencionirani kredit u očekivanju novog natječaja za kredite APN-a već pomalo prikupljaju potrebnu dokumentaciju i traže nekretninu koju si mogu priuštiti.

Cijene nekretnina odletjele su u nebo jer je potražnja velika, pogotovo kad je riječ o Zagrebu i Rijeci, navodi ekonomski analitičar Damir Novotny za Dnevnik.hr.

“Tržište stanova u nekoliko hrvatskih gradova je na vrhuncu i cijene su na vrhuncu. Potražnja za nekretninama je velika. Subvencija države je stvorila dodatnu potražnju. Istovremeno, ponuda stanova je slaba”, rekao je.

“Nepovoljna je situacija za bilo koji mladi bračni par ili mladog čovjeka. Sad je manja briga rast kamatnih stopa od one koliko su previsoke cijene stanova. Te cijene su napuhane bez temelja”, smatra Novotny.

“Savjetovao bih da potencijalni kupci stanova razmisle hoće li uopće sada kupiti stan ili neće jer su cijene nekretnina iznad realiteta”, dodao je. Navodi kako su cijene realnije u manjim gradovima.

Potražnja bi se trebala smiriti, ali…

Novotny smatra da je u ovom trendu ulazak u eurozonu imao negativan učinak – novac iz sive ekonomije pokušao se preliti u nekretnine pa je došlo do velike potražnje, a ponuda je bila slaba.

“No, ta potražnja za stanovima će se smiriti nakon ulaska u eurozonu. Stanovi se u pravilu moraju kupovati na dugoročne kredite, kamatne stope će biti umjerene i neće rasti u narednim godinama. Cijene stanova moraju početi padati već u narednih dvije do tri godine”, objasnio je.

Novotny smatra da se u ovom trenutku više isplati uzeti stan u zakup nego kupiti ga.

“Izrazito je nepovoljno sada kupovati stanove, rast kamatnih stopa neće utjecati na potražnju, nego suprotno”, kazao je.

“Moj okvirni savjet mladima i kupcima stanova je da se strpe, štede i skupljaju novac za učešće. Tko ne mora – neka se ne zalijeće u kupovinu stana”, zaključio je Novotny.
