Split orijentirao na masovni turizam, kojeg prati i masovna potražnja za stanovima ili, često, apartmanima. No, ni u ostalim gradovima diljem zemlje potražnja za poslovnim i stambenim prostorima ne opada. Iako inflacija probija rekorde i ne nazire joj se kraj, u prva tri mjeseca ove godine, izdano je čak četiri posto više građevinskih dozvola nego u tom razdoblju lani. Graditi bi se moglo u beskonačnost, al cijene materijala i energenata se korigiraju iz dana u dan što uzrokuje mnogobrojna odustajanja od ugovorenih projekata. S druge strane, i kupci su u panici pošto cijene kvadrata probijaju plafon. 

U Splitu je, kao što je poznato, gradilište najvišeg hrvatskog nebodera, a nekretninska ponuda nikako da nadvlada potražnju.

- Na moru su stranci klijenti koji imaju novaca. U posljednje vrijeme imamo dosta Slovaka, Poljaka, Čeha, manje Nijemaca i Austrijanaca. Naše cijene su zaista narasle i stigle su cijene Dubaija - kazala je za HRT Jasminka Biliškov, predsjednica Strukovne grupacije posrednika u prometu nekretnina Splita.

I Rijeka kreće u velik investicijski pothvat. Građevina kao generator razvoja nije stala, i planiran investicijski ciklus na području grada Rijeke ne jenjava, rekao je gradonačelnik Rijeke Marko Filipović.

Kranovi i skele su diljem Hrvatske, pa i metropole u kojoj se gradi posvuda.

- Dominantno su to logistički centri koji se mahom grade u okolici Zagreba. Velika je aktivnost investitora iz Centralne Europe. I dalje ostaju izazovi nekonsolidirana i neokrunjena zemljišta i njihova visoka cijena - objasnila je Vedrana Likan, direktorica Colliers Hrvatska.

Građevinari imaju posla i preko glave, ali poskupljenje materijala, poput ono za armaturu od čak 300 posto, mnoge odbije od riskantnih poslovnih pothvata.

- S obzirom na porast cijene materijala i energenata neki se poslovi trenutačno i otkazuju zbog teške situacije. Imamo otvoreno desetak gradilišta u Hrvatskoj i Švedskoj, ulazimo u nove poslove, ali s oprezom - rekao je Bojan Horvačić, direktor Tehnike.

Nekretnine su stanovnicima Hrvatske izvor dobre zarade i vrijedna investicija unatoč prosječnom godišnjem porastu cijena kvadrata od 7 posto.

- Očekuje se rast kamata na kredite da novac poskupi kako bi potražnja oslabila. To je jedan od ciklusa mi ne očekujemo da će to biti kao 2008 kad je bila kriza, mi očekujemo da će se uskoro desiti ciklus kada će se promijeniti trendovi u drugom smjeru - predvidio je Dubravko Ranilović, predsjednik Udruženja trgovaca nekretninama HGK.

Ono što je posebno zabrinjavajuće je da je kupac svake treće nekretnine u Hrvatskoj stranac, što dodatno diže cijene za lokalno stanovništvo, a mnogima i ubija one posljednje snove da će si ikad moći kupiti vlastitu nekretninu.

Split orijentirao na masovni turizam, kojeg prati i masovna potražnja za stanovima ili, često, apartmanima. No, ni u ostalim gradovima diljem zemlje potražnja za poslovnim i stambenim prostorima ne opada. Iako inflacija probija rekorde i ne nazire joj se kraj, u prva tri mjeseca ove godine, izdano je čak četiri posto više građevinskih dozvola nego u tom razdoblju lani. Graditi bi se moglo u beskonačnost, al cijene materijala i energenata se korigiraju iz dana u dan što uzrokuje mnogobrojna odustajanja od ugovorenih projekata. S druge strane, i kupci su u panici pošto cijene kvadrata probijaju plafon. 

U Splitu je, kao što je poznato, gradilište najvišeg hrvatskog nebodera, a nekretninska ponuda nikako da nadvlada potražnju.

- Na moru su stranci klijenti koji imaju novaca. U posljednje vrijeme imamo dosta Slovaka, Poljaka, Čeha, manje Nijemaca i Austrijanaca. I Rijeka kreće u velik investicijski pothvat. Građevina kao generator razvoja nije stala, i planiran investicijski ciklus na području grada Rijeke ne jenjava, rekao je gradonačelnik Rijeke Marko Filipović.

Kranovi i skele su diljem Hrvatske, pa i metropole u kojoj se gradi posvuda.

- Dominantno su to logistički centri koji se mahom grade u okolici Zagreba. Velika je aktivnost investitora iz Centralne Europe. I dalje ostaju izazovi nekonsolidirana i neokrunjena zemljišta i njihova visoka cijena - objasnila je Vedrana Likan, direktorica Colliers Hrvatska.

Građevinari imaju posla i preko glave, ali poskupljenje materijala, poput ono za armaturu od čak 300 posto, mnoge odbije od riskantnih poslovnih pothvata.

- S obzirom na porast cijene materijala i energenata neki se poslovi trenutačno i otkazuju zbog teške situacije. Imamo otvoreno desetak gradilišta u Hrvatskoj i Švedskoj, ulazimo u nove poslove, ali s oprezom - rekao je Bojan Horvačić, direktor Tehnike.

Nekretnine su stanovnicima Hrvatske izvor dobre zarade i vrijedna investicija unatoč prosječnom godišnjem porastu cijena kvadrata od 7 posto.

- Očekuje se rast kamata na kredite da novac poskupi kako bi potražnja oslabila. To je jedan od ciklusa mi ne očekujemo da će to biti kao 2008 kad je bila kriza, mi očekujemo da će se uskoro desiti ciklus kada će se promijeniti trendovi u drugom smjeru - predvidio je Dubravko Ranilović, predsjednik Udruženja trgovaca nekretninama HGK.

Ono što je posebno zabrinjavajuće je da je kupac svake treće nekretnine u Hrvatskoj stranac, što dodatno diže cijene za lokalno stanovništvo, a mnogima i ubija one posljednje snove da će si ikad moći kupiti vlastitu nekretninu.

Split orijentirao na masovni turizam, kojeg prati i masovna potražnja za stanovima ili, često, apartmanima. No, ni u ostalim gradovima diljem zemlje potražnja za poslovnim i stambenim prostorima ne opada. Iako inflacija probija rekorde i ne nazire joj se kraj, u prva tri mjeseca ove godine, izdano je čak četiri posto više građevinskih dozvola nego u tom razdoblju lani. Graditi bi se moglo u beskonačnost, al cijene materijala i energenata se korigiraju iz dana u dan što uzrokuje mnogobrojna odustajanja od ugovorenih projekata. S druge strane, i kupci su u panici pošto cijene kvadrata probijaju plafon. 

U Splitu je, kao što je poznato, gradilište najvišeg hrvatskog nebodera, a nekretninska ponuda nikako da nadvlada potražnju.

- Na moru su stranci klijenti koji imaju novaca. U posljednje vrijeme imamo dosta Slovaka, Poljaka, Čeha, manje Nijemaca i Austrijanaca.
