Grad Makarska je raspisao, a Društvo arhitekata Splita (DAS) organizira i provodi natječaj za izradu idejnog arhitektonsko-urbanističkog rješenja uređenja makarske Peškere. Planirana vrijednost projekta je veća od 100 milijuna kuna bez PDV-a.

Tako se za uređenje prostora urbanog parka namjerava utrošiti 29 milijuna kuna, za izgradnju trgovačko-ugostiteljskih i javnih sadržaja i objekata 22 milijuna kuna, a za izgradnju garaža sa parkinzima za bicikle i motocikle 47,5 milijuna kuna.

Cilj natječaja, čiji je rok predaje 12. srpnja, dobivanje je najboljeg urbanističko-arhitektonskog rješenja kojim će se sagledati cjelovito uređenje prostora Peškere, uskladiti današnje urbane, socijalne, društvene potrebe građana i turista s povijesnom urbanističko-arhitektonskom strukturom i krajolikom te omogućiti funkcionalan, kvalitetan i sadržajno kreativan boravak građana i gostiju na otvorenom javnom gradskom prostoru.

Povezivanje s plažom

Drugi cilj je sagledavanje prostornih mogućnosti u povezivanju Peškere, poluotoka Sveti Petar i rive kao specifični akcent na lokaciju i povezivanje povijesne jezgre s glavnom gradskom plažom i dijelom grada sa smještajnim kapacitetima.

Povodom raspisivanja natječaja, u gradskoj vijećnici održana je konferencija za novinare na kojoj su sudjelovali predstavnici Društva arhitekata Split koji su predstavili natječaj, a prema planu Grada, cijeli projekt trebao bi biti realiziran do kraja mandata aktualne vlasti. Inače, područje makarske Peškere je u obuhvatu od oko 50 tisuća kvadrata, a pripada Gradu Makarskoj te se na njemu godinama nalaze štandovi trgovaca, objekti brze hrane i zalogajnice, a koji po nalogu Grada, moraju biti uklonjeni do 1. studenoga.

Peškera u sadašnjem stanju nije održiva, trenutno trgovci i ugostitelji duguju Gradu 1,5 milijuna kuna za javno prometnu površinu iz proteklih 5 godina. Kako je kazao gradonačelnik Zoran Paunović, riječ je o izuzetno bitnom, ali istovremeno i jako kompleksnom projektu.

- I nova Peškera će imati određene turističko-ugostiteljske sadržaje tako da egzistencija sugrađana koji sada na Peškeri imaju objekte, neće biti ugrožena, a ideja je da se riva od trajektnog pristaništa, zatvori. Neću se puno osvrtati na dosadašnje stanje s kojim smo svi upoznati i svima nam je jasno da područje Peškere jednostavno moramo definirati na nov i svježi način i kao jedan novi centar koji će biti u skladu i s modernim smjerom razvoja našega grada.

Odgovorno tvrdim da je projekt Peškera u našem gradu zapravo najveći projekt dosad od samostalnosti Hrvatske i mislim da će od svih nas zahtijevati jedno veliko i strpljenje i razumijevanje kako bismo u konačnici dobili novu vizuru Makarske koja će donijeti dodatnu vrijednost našem gradu - kazao je Paunović, dodavši da se Grad oslonio na stručne ljude jer se ovom projektu ne smije pristupati kalkulantski. Kako kazuje, stvorit će se prostor koji će biti u službi i građana i turista tako da je projekt Peškera ulaganje u budućnost.

Analiza prometa

Prema riječima Daše Gazde, predsjednice DAS-a, natječaj je kompleksan i podijeljen u tri faze da bi se mogao lakše provesti. Tako će se prvo graditi javni urbani park pa zatvoreni prostori i na koncu garaže. Analiza prometa će pokazati hoće li riva moći biti zatvorena za promet.

Gazde je naglasila da je ovo prvi ovakav natječaj u Makarskoj nakon 1999. godine koji tada, nažalost, nikad nije izveden.

Dragan Žuvela, potpredsjednik DAS-a, istaknuo je da je Makarska zadnjih godina postala sinonim za loše planiranje, devastaciju i jako degradirajući razvoj urbanog područja.

- Zahvat Peškere je vrlo važan za Grad Makarsku i siguran sam da će i građani i turisti biti zadovoljni njime - kazao je Žuvela. Arhitekt Saša Begović, predstavnik Ocjenjivačkog suda, kazao je da će se ovim projektom povezati gradska plaža s rivom.

- Jako je važno vratiti instituciju javnog natječaja jer ovo područje Makarskog primorja je imalo izuzetne primjere i javnih natječaja i arhitekture. To je jedna borba ideja, a s druge strane kontrola Grada zajedno sa strukom da se napravi najbolji projekt.

U zadnje vrijeme imamo dosta primjera koje je radilo Društvo arhitekata Split kao što je splitska riva, studentski dom u Dubrovniku, a i makarska riva i Peškera su izrazito bitne jer se radi o javnoj infrastrukturi. Žiri je kompaktan i stručan i vjerujem da ćemo donijeti dobro, kvalitetno i racionalno rješenje za ovu zonu - istaknuo je Begović.

Odgovarajući na pitanja novinara istaknuto je da se u ovom trenu ne može govoriti o rokovima za pojedine faze, ali da bi se javni prostor mogao realizirati u roku od godinu dana, dok će ostale dvije faze ovisiti o financiranju. Kako će izgledati javni prostor, kao i zatvoreni prostori i garaža bit će definirano rješenjem koje će biti izabrano temeljem raspisanog natječaja.

Grad Makarska je raspisao, a Društvo arhitekata Splita (DAS) organizira i provodi natječaj za izradu idejnog arhitektonsko-urbanističkog rješenja uređenja makarske Peškere. Planirana vrijednost projekta je veća od 100 milijuna kuna bez PDV-a.

Tako se za uređenje prostora urbanog parka namjerava utrošiti 29 milijuna kuna, za izgradnju trgovačko-ugostiteljskih i javnih sadržaja i objekata 22 milijuna kuna, a za izgradnju garaža sa parkinzima za bicikle i motocikle 47,5 milijuna kuna.

Cilj natječaja, čiji je rok predaje 12. srpnja, dobivanje je najboljeg urbanističko-arhitektonskog rješenja kojim će se sagledati cjelovito uređenje prostora Peškere, uskladiti današnje urbane, socijalne, društvene potrebe građana i turista s povijesnom urbanističko-arhitektonskom strukturom i krajolikom te omogućiti funkcionalan, kvalitetan i sadržajno kreativan boravak građana i gostiju na otvorenom javnom gradskom prostoru.

Povezivanje s plažom

Drugi cilj je sagledavanje prostornih mogućnosti u povezivanju Peškere, poluotoka Sveti Petar i rive kao specifični akcent na lokaciju i povezivanje povijesne jezgre s glavnom gradskom plažom i dijelom grada sa smještajnim kapacitetima.

Povodom raspisivanja natječaja, u gradskoj vijećnici održana je konferencija za novinare na kojoj su sudjelovali predstavnici Društva arhitekata Split koji su predstavili natječaj, a prema planu Grada, cijeli projekt trebao bi biti realiziran do kraja mandata aktualne vlasti. Inače, područje makarske Peškere je u obuhvatu od oko 50 tisuća kvadrata, a pripada Gradu Makarskoj te se na njemu godinama nalaze štandovi trgovaca, objekti brze hrane i zalogajnice, a koji po nalogu Grada, moraju biti uklonjeni do 1. studenoga.

Peškera u sadašnjem stanju nije održiva, trenutno trgovci i ugostitelji duguju Gradu 1,5 milijuna kuna za javno prometnu površinu iz proteklih 5 godina. Kako je kazao gradonačelnik Zoran Paunović, riječ je o izuzetno bitnom, ali istovremeno i jako kompleksnom projektu.

- I nova Peškera će imati određene turističko-ugostiteljske sadržaje tako da egzistencija sugrađana koji sada na Peškeri imaju objekte, neće biti ugrožena, a ideja je da se riva od trajektnog pristaništa, zatvori. Neću se puno osvrtati na dosadašnje stanje s kojim smo svi upoznati i svima nam je jasno da područje Peškere jednostavno moramo definirati na nov i svježi način i kao jedan novi centar koji će biti u skladu i s modernim smjerom razvoja našega grada.

Odgovorno tvrdim da je projekt Peškera u našem gradu zapravo najveći projekt dosad od samostalnosti Hrvatske i mislim da će od svih nas zahtijevati jedno veliko i strpljenje i razumijevanje kako bismo u konačnici dobili novu vizuru Makarske koja će donijeti dodatnu vrijednost našem gradu - kazao je Paunović, dodavši da se Grad oslonio na stručne ljude jer se ovom projektu ne smije pristupati kalkulantski. Kako kazuje, stvorit će se prostor koji će biti u službi i građana i turista tako da je projekt Peškera ulaganje u budućnost.

Analiza prometa

Prema riječima Daše Gazde, predsjednice DAS-a, natječaj je kompleksan i podijeljen u tri faze da bi se mogao lakše provesti. Tako će se prvo graditi javni urbani park pa zatvoreni prostori i na koncu garaže. Analiza prometa će pokazati hoće li riva moći biti zatvorena za promet.

Gazde je naglasila da je ovo prvi ovakav natječaj u Makarskoj nakon 1999. godine koji tada, nažalost, nikad nije izveden.

Dragan Žuvela, potpredsjednik DAS-a, istaknuo je da je Makarska zadnjih godina postala sinonim za loše planiranje, devastaciju i jako degradirajući razvoj urbanog područja.

- Zahvat Peškere je vrlo važan za Grad Makarsku i siguran sam da će i građani i turisti biti zadovoljni njime - kazao je Žuvela. Arhitekt Saša Begović, predstavnik Ocjenjivačkog suda, kazao je da će se ovim projektom povezati gradska plaža s rivom.

- Jako je važno vratiti instituciju javnog natječaja jer ovo područje Makarskog primorja je imalo izuzetne primjere i javnih natječaja i arhitekture. To je jedna borba ideja, a s druge strane kontrola Grada zajedno sa strukom da se napravi najbolji projekt.

U zadnje vrijeme imamo dosta primjera koje je radilo Društvo arhitekata Split kao što je splitska riva, studentski dom u Dubrovniku, a i makarska riva i Peškera su izrazito bitne jer se radi o javnoj infrastrukturi. Žiri je kompaktan i stručan i vjerujem da ćemo donijeti dobro, kvalitetno i racionalno rješenje za ovu zonu - istaknuo je Begović.

Odgovarajući na pitanja novinara istaknuto je da se u ovom trenu ne može govoriti o rokovima za pojedine faze, ali da bi se javni prostor mogao realizirati u roku od godinu dana, dok će ostale dvije faze ovisiti o financiranju. Kako će izgledati javni prostor, kao i zatvoreni prostori i garaža bit će definirano rješenjem koje će biti izabrano temeljem raspisanog natječaja.
